Abstract: The scope of the thesis is to shed light on the aspects of the housing market that have not yet been profoundly examined, such as the effect of monetary policy on the housing market, the housing wealth effect on consumption and the impact of uncertainty on the housing market. Since it is the US housing market that has played a key role in the current credit crisis, this thesis addresses these issues for the United States and studies the heterogeneity of the housing market among the different US states, as well. The structure of the thesis is as follows. The first chapter presents an introduction to the subject and addresses the issues examined in the thesis. The second chapter is called “Heterogeneous effects of monetary policy on the housing market” and examines the heterogeneous effect of the monetary transmission mechanism on the housing investment and on house prices among the US states. The methodology used is impulse response functions derived from VAR models, estimated for the 50 US states and the national economy. According to the results, the transmission of monetary policy is heterogeneous across the US states and this heterogeneity is explained by several demographic and socio-economic factors, such as the real estate tax rate, the homeownership rate and population density. The third chapter is called “Housing wealth effects on consumption” and studies the housing wealth effect on consumption and its difference from the financial wealth effect in the US states. The methodology used is panel data for the 48 contiguous US states with fixed effects and common correlated effects, taking into account cross-sectional dependence. These findings suggest that there is a larger housing than financial wealth effect in the US states, while demographic factors play a key role in these effects. For instance, older people have a larger financial than housing wealth effect, while in regions with higher income inequality the financial wealth effect is larger, as well. The fourth chapter is called “Uncertainty in the housing market” and examines the impact of uncertainty on housing investment and house prices. The methodology used is multivariate GARCH models for the 48 contiguous US states, in order to measure uncertainty per state, as well as the Economic Policy Uncertainty index, which measures total uncertainty. Moreover Granger causality test equations are estimated, in order to examine the long-run impact of uncertainty on the housing market. The results show heterogeneity in the effects of uncertainty on house prices and investment across the different states. Finally, the last chapter concludes and proposes some issues for further research.
Πολιτείες και αυτή η ετερογένεια εξηγείται από διάφορους δημογραφικούς και κοινωνικο-οικονομικούς παράγοντες, όπως ο φόρος ακινήτων, το ποσοστό ιδιοκατοίκησης και η πυκνότητα του πληθυσμού. Το τρίτο κεφάλαιο ονομάζεται «Αποτελέσματα πλούτου ακινήτων στην κατανάλωση» και μελετάει το αποτέλεσμα πλούτου των ακινήτων στην κατανάλωση και τη διαφορά του από το αποτέλεσμα χρηματοοικονομικού πλούτου στις Ηνωμένες Πολιτείες. Η μεθοδολογία που χρησιμοποιείται είναι συνδυασμός διαστρωματικών στοιχείων και χρονολογικών σειρών (panel data) για τις 48 όμορες πολιτείες με fixed effects και common correlated effects που λαμβάνουν υπ’όψη την εξάρτηση διαστρωματικών στοιχείων (cross-sectional dependence). Τα αποτελέσματα δείχνουν ότι υπάρχει μεγαλύτερο αποτέλεσμα πλούτου από ακίνητα σε σχέση με αποτέλεσμα χρηματοοικονομικού πλούτου στις Ηνωμένες Πολιτείες, ενώ διάφοροι δημογραφικοί παράγοντες παίζουν σημαντικό ρόλο σε αυτά τα αποτελέσματα. Για παράδειγμα, οι μεγαλύτεροι άνθρωποι έχουν μεγαλύτερο αποτέλεσμα χρηματοοικονομικού πλούτου, ενώ σε περιοχές με μεγαλύτερη ανισότητα εισοδήματος το αποτέλεσμα χρηματοοικονομικού πλούτου είναι μεγαλύτερο επίσης. Το τέταρτο κεφάλαιο ονομάζεται «Αβεβαιότητα στην αγορά ακινήτων» και μελετάει την επίδραση της αβεβαιότητας στις επενδύσεις και τις τιμές των ακινήτων. Η μεθοδολογία που χρησιμοποιείται είναι πολυμεταβλητά γενικευμένα αυτοπαλίνδρομα υποδείγματα με υπό συνθήκη ετεροσκεδαστικότητα (GARCH) για τις 48 όμορες Ηνωμένες Πολιτείες, προκειμένου να μετρηθεί η αβεβαιότητα ανά πολιτεία, καθώς και ο δείκτης αβεβαιότητας οικονομικής πολιτικής, που μετράει συνολική αβεβαιότητα. Επιπλέον, εξισώσεις αιτιότητας κατά Granger εκτιμώνται, για να μελετηθεί η μακροχρόνια επίδραση της αβεβαιότητας στις τιμές και τις επενδύσεις ακινήτων στις διάφορες πολιτείες. Τέλος, το τελευταίο κεφάλαιο συνοψίζει και προτείνει κάποια θέματα για περαιτέρω έρευνα.
